Tax Returns
Preparing and filing tax returns on certain situations is an obligation even when the income is low.
In some other cases, showing a return submitted is an evidence of the stay which can help to determine your residency.
In case of a Non Tax Resident, if you have a holiday property in Spain, it is obligatory to complete a tax return if you have rental income from it or not.

PROPERTY CONVEYANCING

With the increasing demand of Property Conveyancing Services, we offer a full service whether you are selling your property or planning to buy a new one. Even, if you are coming to Spain for the first time, we would help you obtaining your NIE number, Tax Identification Number, opening a bank account, register you and your family on the Town Hall, Tax Office and Social Security and, finally, making the necessary contracts for the utility bills as water, electricity or telephone.

- If you are buying a property, we will check the property you are interested in to make sure you know what you are buying and avoid unpleasant surprises in the future as it has happened in the past to some people in Spain. If it is necessary we will make the necessary changes phisically on the property or legally on the deeds before you buy it.
- If you are selling your property, we will provide your Real State Agents and the buyer’s legal representative with all the legal information needed, prepare the reservation contract stating the «rules for the sale», obtain the Energy Performance Certificate, produce the antiquity certificates for any Extension made on the property before the legal date and, in resume, facilitate the sale of your property with legal documents and handling the whole process making it easier and more attractive than others on the market.
What happens if there is an illegal extension on the property I am going to buy? What happens if I there is a debt on the property? Do I need to check for structural damage on a property? What happens if there is moisture, damp or humidity in the house? How do I find out if a property is legal or not? How much do I pay to reserve a property? Tax Advice
One of the most important areas to check before moving or changing your Tax Residency to Spain is the Tax Situation in which you would be once you have moved permanently.
At times, clients who have already moved to Spain find themselves with lump sums from pension pots, selling properties that were their main homes for years but are no longer, or receiving various types of income with different tax treatments in Spain and they get frustrated as they did not know in advance.
On these situations there is no solution so we understand it is essential to revise the situation before moving permanently. In case you have already moved but there is something happening in the UK we can recommend ways to reduce your tax liabilities and even strategies to follow in 2 – 3 years which may help minimising the tax impact or even avoiding tax in Spain always within the laws.

Tacs4expats were highly recommended on social media, and so I contacted them asking if they could help. They said they work closely with the DGT, and that they were sure they could complete the exchange for me. We would like to take this opportunity explaining our experience and the services provided by the above names company. Firstly, it’s so important to have an independent solicitor working for you who will act upon any legal, financial and language issues you may come across when living in Spain. Strong advice is that if you’re ever in a position moving homes, it’s recommended NOT to use the Estate Agents Solicitors. Not going into detail, it became apparent communication was very poor and paying costs were found to be much higher than they should be. However, the sales team were excellent. Now having concerns how our admin was going during the move, we made an appointment to see Manuel. At the meeting he explained very clearly everything about how important it is to have a good legal representation and he went through our concerns and background to define whether we were Tax residents or not at the time to sell our property, as initially we were told that we had to pay the 3% fiscal Spanish Tax on top of further Tax to get the move completed in Spain. Manuel, checked our records and told us we did not have to pay the 3% as the Estate Agent stated. A saving that was welcomed. Manuel further explained that he would be on pertinacity leave during our move, so he handed over his services to his colleague Begona. She dealt with the whole process, organised the sale and the purchase plus all the payments that had to be made professionally with always a smile on her face. Nothing was too much trouble. Begona then offered her further services taking on the POA in order to take the stress out from the move. This enable us to focus on the removal of our belongings from one property to another, saving us a further expense, whilst both transactions were signed at the Notary’s Office. We can’t thank Manuel, Begona and the team enough for working so hard to enable a stress free property move. We would fully recommend this company to anyone that may need any legal advice. paul wilkinson19 December 2023We have recently just bought an Apartment for rental. We use Tacs4Expats for all our Tax and general solicitor type things so it was a no brainer we used them for the conveyancing of this apartment. The seller had been let down a few times previously but luckily for us and them, we were cash buyers so this could in theory all be done quite quickly. I contacted Begoña at TACS4EXPATS and told her the situation and she got onto it straight away. As we were not dealing with an estate agent, i gave her the details of the sellers Solicitor and they both got to work on the purchase. The seller asked and we agreed to a quick sale so i asked Begoña to be as quick as possible, a date was set and that was appx 3 weeks later, we thought perfect. Begoña made sure we were aware of all costs involved with the purchase including may i add a very competitive price for the conveyancing itself! All documents were sent quickly. There was one glitch which was out of ours and Begoñas hands where we were waiting for 2 documents from the seller and without it, the sale would have to be postponed. On the day of completion, the documents were still not here so a postponement was very likely, however, Begoña put a plan in place that if they arrived late, we could still do it. Part of the plan was to speed up the payments needed to be done in the bank which she accompanied us and did it all in Spanish with the bank and something that would have taken us ages to do was done in 20 mins, then we went to the notary, did some last minute recaps of what we were doing and then we had the keys.
